Agreed. In most situations it is a very good deal, it's just the risk you take on the upfront money. Anything you want in addition to what is listed you have to either add to the down payment or build into the lease (and the monthly payment goes up). Also, you will not find a car on the lot with those exact specs and you will have to order and wait or pay more for what is on the lot. When you add taxes you will be paying a lot up front.
Few people would go this route and BMW knows it. They are not the only company that does this type of deal -- check the websites. It's a legit deal, but because of all the hoops and risks, it's a teaser to most.
