Ordering M235i....Numbers advice

I got a dealership giving me these numbers on a new BMW M235i,

Quote:
Lease for you at 10K/year. With only the TT&L down, plus the 1st payment due at signing, the monthly payments will be $715.
Quote:
You are way off in your payment expectation for a $52K+ vehicle with only $4K cash down. The payment will be $689.
My build is attached to this message. Can you chime in, please? I live in Texas for your information guys.

Thanks very much in advance for any comments.

Its definitely expensive. There are lease calculators available around the Net, I recommend you get one to run the numbers, which should be:

Residual - 36mo/10k miles - 63%
Money Factor - .0013 / 3.12%

My MSRP - 51,600 I got 1000 off, so Cap Cost 50,600.
Monthly Payments ($0 down, only fees paid) - $656 incl. NJ tax.

My dealer/SA worked out and agreed all numbers with me on the phone. They way it should be done.

It seems high, but without knowing some more information it is hard to tell. To calculate what the payment should be we need (and I'll probably forget something):
- state of residence (a few states tax you on the total price of the car, not just the lease payment)
- tax rate (can vary within a state depending on local taxes)
- negotiated price for the car (including all fees)
- length of lease (we are assuming 36 months)

I ordered the same exact car without Cold weather and Alarm and my payment with 7MSD and ED comes under $500 with taxes. Probably Texas need to pay entire sales tax up front on a lease?

In Texas the sales tax is 6.25%. The dealership didn't mention exact numbers on the cost of the vehicle but he did said that it was $52K+.

The price WMO168 receive is what I'm shooting for,not freaking $700.

Walk away if they won't tell you the price of the car! You should be able to get that car for around $48,500 with an MSRP of just over $50,000. It sounds like they are trying to charge you MORE than MSRP! I live in Dallas so I know how annoying the local dealers can be with their silly games...

$48,500 Sales price
With nothing at all down except for initial month and tags ($750ish) the monthly payment would be $691ish (Including the 6.25% tax on the sales price rolled in)
With $4,000 down: $574ish

If the car is actually $52,000 then you could expect to get it for around $49k-50k and that payment would be $709ish (Including the 6.25% tax on the sales price rolled in)
With $4,000 down: $592ish

So yeah, walk away or make them behave!

Does it makes any difference if I'm trying to place an order at the dealership or they are completely trying to steal my money.

My best advice would be to read the deals thread here, look at the posts about leasing and learn the numbers yourself. If you know the numbers yourself, you can go in to the dealer with your phone and a leasing app, knowing you should be getting the right money factor, residual, security deposits (if required), and monthly payment based on what you put down and how you apply it. When I started reading that thread, I had no idea what was going on, but I went in to the dealership with full knowledge and you should too.

If you can't do that, hell, talk to an accountant and say you'll pay them a couple hundred dollars to come with you and make sure you get the deal you deserve based on our testimony here. Paying $50k+ for a vehicle, a couple hundred dollars to help you save thousands is nothing to scoff at.
