OK, no one get their hopes up toooo much as this info is
totally unconfirmed, but according to a moderator over at Edmunds, who are usually very accurate, the March lease rates are *much* improved over previous months. They say the M235i for 36 months, 10k miles is 62% residual and .00129 MF (and no cash back incentives). Here is source:

I've emailed my CA to see if he can confirm those numbers, but have yet to hear back.
I think that since Dec, the residual has never been higher than 60% and when there was a $500 incentive the residual was 59%. So this is a pretty big bump.
